Fort Worth Real Estate - Short Term vs. Long Term Investing

By: Kenneth Cox

In the midst of misery of a real estate market cash comes opportunity. Real Estate Investors across the nation are changing their investment strategy to a long term rental income producing approach as opposed to a short term flip. There are many ways to invest in real estate but only a few successful approaches during down market. One of the more successful strategies in today's market follows the buy, lease, then sell strategy. Many investors are taking advantage of the market shift from purchasing to renting and finding idea rental income producing investment properties to build their wealth. This enables an investor to meet both short term and long term profit goals. With current market conditions, investors are finding it much easier to rent properties versus selling. With this approach, you are able to collect short term rental income and incur less carry costs while hopefully allowing the property to appreciate until a more favorable seller market returns.

Fort Worth foreclosures are on the rise like many local markets across the nation. If you are an investor looking for an opportunity, you better answer the door. Fort Worth Home buyers are loosing their ground and having to let their homes go back to the bank. Adjustable rate loans, an unstable market, and low consumer confidence are just a few of the contributors to high foreclosure rates in Fort Worth and across the nation. Recent reports predict by 2008 year, over 2.5 million home buyers will face foreclosure, up over 1.5 million for 2007.
